Interior Wall Removal — Open Up Your Space the Right Way

Knock Down That Wall — Safely, Cleanly, On Schedule

Open-concept living is the most-requested remodel in Utah, and it almost always starts with removing the wall between the kitchen and living room. Wasatch Tile Removal & Demolition removes interior walls — load-bearing and non-load-bearing — across Salt Lake City, Park City, and the entire Wasatch Front.

We coordinate with structural engineers, pull required permits, and handle the demo so your remodeler can frame the beam and finish the space. Most single-wall removals are a 1-day job.

What We Handle

  • Non-load-bearing partition walls — between kitchen/dining, opening up bedrooms, expanding bathrooms

  • Load-bearing wall removal — coordinated with structural engineer and beam install

  • Drop ceilings and bulkheads

  • Half walls, pony walls, and built-in features (book cases, banquettes, breakfast bars)

  • Pocket door walls and closet wall demolition

  • Plumbing and electrical safe-off (we work with your plumber/electrician to relocate or terminate lines)

Load-Bearing vs. Non-Load-Bearing — What's the Difference?

A load-bearing wall supports the structure above it (roof trusses, floor joists, or upper-floor walls). A non-load-bearing wall is just a partition — it can come down without structural support.

Most interior walls in Utah homes built before 1990 are stick-framed with potential structural responsibility. We never assume. Our process always includes:

  • Visual inspection (joist direction, header presence, wall location relative to foundation)

  • Coordination with a structural engineer if there's any doubt

  • Pulling required building permits with Salt Lake City or your local municipality

  • Working with your GC on the temporary support and beam installation plan

Our Wall Removal Process

Step 1: On-Site Assessment

We come look at the wall, talk through your remodel plan, identify utility runs (electrical, plumbing, HVAC), and let you know if structural engineering is required. Free estimate provided.

Step 2: Permits & Engineering

For load-bearing removals, we connect you with a local structural engineer ($300-600 typically) for a stamped beam design. We pull the building permit if needed.

Step 3: Utility Disconnect

Your electrician kills power to outlets/switches in the wall. Your plumber caps any water lines. HVAC pros reroute any ductwork. Then we demo.

Step 4: Containment & Demo

Zip walls and floor protection on Day 1. Drywall comes down first — we score, pry, and bag. Then framing comes down with reciprocating saws. Our HEPA dust system runs throughout.

Step 5: Clean Subfloor & Ceiling

We leave a clean subfloor and clean ceiling joists for your framer to install the new beam. Debris hauled away same day.

Frequently Asked Questions

How much does it cost to remove an interior wall in Utah?

Non-load-bearing wall removal: $400–$1,200 depending on length, utilities inside, and access. Load-bearing wall removal: $1,500–$4,000 (plus structural engineering and beam material). We give flat-rate quotes.

Do I need a permit to remove a wall?

In Salt Lake City and most Wasatch Front municipalities, yes — any wall removal requires a building permit. Load-bearing removals always require permit + stamped structural plans. Non-load-bearing partitions may not require permits in some cities. We help you figure out what your specific municipality requires.

How do I know if a wall is load-bearing?

Honestly, most homeowners can't tell, and getting it wrong can collapse part of your house. We do a free assessment and recommend a structural engineer if there's any doubt. Telltale signs: walls running perpendicular to ceiling joists, walls beneath upper-floor walls, walls in the center of the home.

How long does wall removal take?

Non-load-bearing single wall: 4-8 hours. Load-bearing wall with beam install: 1-2 days for demo, plus your framer's timeline for the beam. Most projects wrap in a week from permit to finished frame.

Can you remove a wall and add a beam in the same visit?

We handle demo. Beam install is your framer/GC's job — we coordinate timing so they walk in to a ready space. If you don't have a framer, we can recommend several we work with regularly.
